The role which retail plays in town and city centres is undergoing a phase of rapid change. High streets throughout the country are seeing declines in footfall of around 5% each year and in the next five years the real demand for retail space will also start to decline as increasing numbers of retail transactions will take place through e-commerce and m-commerce as well as the already established out-of-town and edge-of-town centres.

Town and city centres will be more about an over-all experience and less about a shopping trip. Streets which were once part of the retail commercial core will no longer be viable or indeed appropriate as servicing and managing effective retail footprints becomes more sophisticated and demanding.
